Assessment 3: Plan, coordinate and manage a build

Task Details

For this task, you must plan, coordinate and manage the construction of a Residential (Class 1 and 10 buildings, maximum three storeys) or Commercial Mid-Rise Building (Class 2 to 9, Type B or C construction). You are required to submit copies of the site plans and other relevant documentation as evidence for this project.

This assessment is in two parts:

  • Part 1 – Plan the build
  • Part 2 – Coordinate and manage the build

Part 1 – Plan the build

For this part of the task, you will step through the process of planning, coordinating and managing the build including interpreting plans and specifications, managing the job and site set-up, managing the construction of footing systems and managing structural elements of the construction process.

You must follow and complete all sections of the Project Worksheet below. Where directed, you must attach documentary evidence (such as photographs) to support your answers. A Submission Checklist has been provided for you to check and confirm you have attached all the required evidence.

Part 2 – Coordinate and manage the build

For this part of the task, you must submit evidence showing you coordinating and consulting with industry professionals and site personnel to ensure compliance at various stages of the build.

1 a)       Identify the building class and construction type of this building.

a) The building class is a residential building that includes the type-IV construction which requires the use of heavy timber and with the dimension of 8 inches and also includes the exterior building. The class building is a class 2 building.
2 Identify the main structural principles

that apply to the construction of this structure.

The main structural principle that is used in this building should consider the laws of motion given by Newton and the important law is the 3rd law of Motion.

Loads and Loading of Beams and Slabs of footing should be of good strength so that there will be allowable bearing capacity can be held on the footing and there is a need for the Concrete material that has a minimum size should 1401-1800mm for the slabs and has a proper arrangement that can bear the load of the roof and 2 storied residential building.

3 Describe the structural performance characteristics of the following when under load. Refer to the specific materials listed in the specifications in the project documentation for all structural elements, including:

·         footing systems

·         floor systems

·         wall systems

·         roof systems.

The performance of the structure is expected that there is strength to the building because of the footing that there is the inclusion of the Concrete which gives proper foundation to the building and then there is Pier and Beam of the footing structure gives proper support for the 2nd story of the building and also there is proper maintenance of the structure with considering the AS of Residential Construction.

The floor system of the building uses timber for the flooring with a minimum 100mm thickness of the floor so that there will be proper tilling and structure can be maintained.

The Wall system uses Timber for the flexibility of the timber material and also Timber has Toughness in nature so there is proper strength to hold another floor to the building.

Roof Systems use a material that should be hard and also ductile so that it can be a foundation for another floor and have proper strength.

4 Explain how the information above is

used to plan the construction work.

The information on the structural performance of the building helps to determine the types of construction that will be used in constructing the building and this will help in setting the proper requirements of the material for the different systems of the building, and there will be a proper knowledge about the load and load bearing of footing and also the proper foundation for the building.
5 a)       List the documentation you used in the analysis of the plans to prepare for construction. Describe how you accessed the documents and any computer programs and applications you used.

for the CAD design of the building, there is the requirement of the computer software for proper 3D printing of the building the software is CAD software for construction.

b). The designs of the building should be confidential until the construction work is completed for this there is ensuring of the encryption of the data with proper security of the CAD designs of the building.

6 a)       Describe the soil and topography of the site and the processes to implement soil testing.

a). According to the soil report of site class M, there is a sub-surface which is consist of clayey silt stratum and silty clay on the ground. And the site is present in the climatic zone1 for this there was testing was done by the geotechnical experts.

7 a) Consult with relevant industry professionals (e.g. engineer) to discuss the requirements for retaining walls. Include in your

discussions:

After the soil report of the site, there is a discussion with the engineer about the retaining of walls for the building the discussion covers that there is a need to retain the walls because of the other floor which requires a proper material for the building and also suggested that there was an on the height of the walls should be 1.5m so that it will provide the support for another floor and these walls will be constructed after the footing and foundation of the construction.

8 a)       Describe the temporary structures and structural elements to be used on site. Include the following as relevant to the building project:

·         temporary site structures such as storage sheds, offices etc.

·         falsework

·         formwork

·         temporary bracing Include in your response:

·         relevant documentation

b)      Attach photos of the temporary structural elements and copies of any relevant documents, e.g. permits,

compliance certificates etc.

a). The temporary structure includes all the safety work for the site so that if there is any hazard that will happen there will be proper measures can be taken. For the multi-storeyed building, there is a need for a temporary structure to support the permanent structure, plant and equipment until the construction of the permanent structure has enough capability for self-support. The falsework ensures the safe work method statement for the site and this important so, that there will be proper follow of the WHS policies of the construction project. The material which is used in the temporary work is prefabricated concrete for the building for the in-situ reinforcing steel structure of the building.

b). The documentation which are required for the temporary structure are

i. Fire test certificate Compliance with Part 4.1 (Fire resistance) of the ABCB’s Temporary Structures Standard.

ii. Structural design in accordance with Part 3 of ABCB Temporary Structure Standard.

9 a)       Check the set-out of the building against the requirements in the building plans.

b)      Attach photographs of the site and the set-out markers that show how the set-out complies with the building plans.

c)       Provide a description with each

photo to explain the processes you followed to ensure compliance.

a). The inspection of the site helps in making proper plans for the construction and also for the design according to compliance that is needed to make a design of the building with according to ACBC’s Standards and there will be proper approvals that are taken from the engineers for the designs of the site. The soil report helps in deciding the classification of the class of the site and there is found that this site is a Class M site which helps in deciding the condition of the site and also the material that will be used in the construction of the building. After that there was consultation was taken from the experts and engineers about the retaining of walls with the proper height and also understanding of the importance of the retaining walls with the consultation of the minimum height and also there is consultation with the proper need of the footing and also kind of the material that will be used in the construction. The following compliance will help in making the construction in accordance with the ACBC codes and helps in ensuring the correct and proper construction of the building.
10 a)       Assess the structural integrity of the footings specified in the building plans for compliance with the relevant codes and construction principles.

b)      Explain how you did this and the outcome of the assessment.

c)       Attach evidence of this.

a). Footing that there is the inclusion of the Concrete which gives proper foundation to the building and then there is Pier and Beam of the footing structure gives proper support for the 2nd story of the building and also there is proper maintenance of the structure with considering the AS of Residential Construction. And the codes which are used in the footing are AS 2870 – Residential Slabs and Footings, AS 2870-2011 Residential Slabs and Footings Construction, Building Code of Australia, AS1684.2-2010 Residential Timber-framed construction.

b). There will be proper footing which will be decided according to the soil report of the site and the is site is classified in CLASS M which requires a founding material silty clay with two boreholes and these boreholes need different depth of 0.3m and 0.4m respectively so that there will be consideration of the proper foundation for the need of the footing.

11 Once the footings are laid, document how you checked that they were laid correctly as specified in the plans and specification documentation. For the footing inspection, there are several steps are taken to ensure that the footing is laid correct as per plans and compliance.

1. Checking the depth of the footing and dimensions of the footing ensuring the soil that is beneath it.

2. There was checking off the Reinforcing bar, slab sizes to ensure the support and also spacing and grades of the bars

3. There was checking credibility of the formwork of the footing to ensure the safety and also gridline locations

4. There was checking of the strength of the designed concrete, tools and weather.

12 a)       Check the damp coursing and termite barriers against the NCC and the Australian Standards.

b)      Attach photographs of each step that you followed to check the damp coursing and termite barriers. Explain what was involved in each stage.

c)       Attach any other relevant

documentation as evidence.

a). There was a soil report that was taken from the site and the site of the construction is classified in CLASS M because there was found that the soil is reactive so for this there was proper measures were taken to avoid any kind of problem that is taking place. For checking damp coursing against the NCC and the Australian Standards there was found that there will include all the NCC Part 2.2.3 that there is provision for the dampness at the building of construction.

1. Moisture from the ground that causes any harm or unhealthy condition must be prevented so that the construction can be smoothly done.

2. Any undue dampness of the building element should be avoided by proper use of the building material that is Timber

3. Ensuring that there will no damage will take place at the time of construction and have high resistance to the damage that caused during the construction.

4. Barriers must be installed beneath slab of the ground so it will have high resistance from the damage.

AS3700 Masonry code requires for the damp proof of the building through thickness of the base.

NCC Part 3.1.3 this suggest that Termite Risk Management with the follow of the standards AS3660,1:2014 Termite Management for new construction of building.

13 a)       Describe the tie-down requirements for the building.

b)      Check the application of tie-downs is in accordance with the NCC and the Australian Standards.

c)       Attach photographs of each step that you followed to check the tie-downs. Explain what was involved in each stage.

d)      Attach any other relevant

documentation as evidence.

When site was inspected and there was found that the site will come in the Climatic zone 1 so there is requirement of the proper tie-down to ensure that there will be proper arrangement of the construction can be done so it can be made for the safety of the purpose of the construction. For the tie-down with the requirement of the building there are proper compliance that are followed and Australian Standards and NCC are followed and these are

1. For the determination of the site that falls under B1.2 and the designs are according to the AS/NZS 1170.0 for the resistance of the building which is according to the B1.4

2. for the Wind, snow and earthquake there is proper follow of the assessment of the structure with the need of the follow of B1.2a and Table B1.2b for the specification of the standards

i. AS/NZS1170.2

ii. AS/NZS 1170.3

iii. AS 1170.4 these are required for the compliance with the table B1.2 so that there will be proper safety.

14 a)       Consult with relevant industry professionals (e.g. engineer, surveyor etc.) to confirm compliance of the construction processes for the medium rise building project.

b)      Document problems, faults, advice and other key discussion points and explain how these were resolved to ensure compliance during construction.

For the consultation of the design of the construction for the site, these sites are sent to the professionals who are good civil engineers and surveyor for the confirmation and also for any suggestion from them so that there will be proper construction designs can be done and initiate the construction of the building.
